IREM Staying Connected (formerly IREM Networking Luncheon):

Healthy Buildings Amid the COVID-19 Crisis" by an expert with Forensic Analytical Consulting Services, Inc. (a GOLD IREM Industry Partner). The impact of a pandemc on a building and its occupants.

As “shelter in place” orders are gradually lifted and people get back to businesses, organizations are confronted with figuring out how to adjust to the “new normal” of operating safely in the presence of COVID-19  to ensure the continued health and safety of the people who occupy these spaces. Focus needs to be on protecting people to help prevent the spread of COVID-19, showing diligence in controlling COVID-19 risks and protecting reputation by showing your organization can operate safely.

There may be concerns regarding the health status of building occupants or visitors who may have accessed a building or property. In addition, the potential contamination of communal surfaces is likely to be of high concern for occupants. Performing a comprehensive risk assessment to identify health and safety issues and formulating prevention procedures and protocols is essential before businesses return to full functionality. Protocols need to identify the risks looking at different areas and activities both inside and outside the building; control the risk through a variety of measures including eliminating or reducing in person contact, limiting the amount of people in a communal space, modifying behaviors and remaining diligent with hand hygiene and disinfection. Enhanced cleaning and disinfection procedures may be necessary as a precaution to address any contamination with agents of concern, such as SARS-CoV-2 (Coronavirus) and these must be managed with the right science and right perspectives to yield reliable data and associated conclusions.

The final step is to communicate to occupants and stakeholders how you are identifying and controlling the risks. These measures can be translated into safe practice documents and supporting forms for use by various stakeholders for each property. Performing a comprehensive risk assessment to identify health and safety issues and formulating safe work practices and safe procedures is essential before businesses return to full functionality.
